Hancock is located just north of  the University of Texas. The neighborhood is home to some of UT’s 50,000 students.  Like many neighborhoods near UT, you’ll find older 1910-1920s Craftsman bungalows mixed with smaller condominium and apartment buildings. With easy access to UT, Downtown and I-35, Hancock is one of Austin’s hidden gems.

Where is Hancock?

Hancock is located just north of UT and Hyde Park.  Its borders are 45th St and 32nd St to the north and south as well as I-35 and Duval to the east and west.  The easiest north/south commute from the neighborhood is through the Airport Blvd exit of I-35.  With two main arteries running east to west, 38th St and 45th St and one main artery running north to south, Red River St, traffic is easily routed through the neighborhood.

Hancock Amenities

Hancock is home to Austin’s first shopping mall, Hancock Shopping Center.  Today’s residents go here to grocery shop (HEB), buy electronics and shoes.  Eastwoods Park is a 9 acre park south of Hancock where many residents go to relax and/or study.  The park has something for everyone – basketball court, picnic area, wading pool and multipurpose fields.  Hancock Public Golf Course is another popular spot for residents who like golf but don’t want to pay the monthly membership of a country club.
