Brushy Creek South Versus Brushy Creek North
Many people that have not lived in Round Rock, TX for a long time may get confused with the term "Brushy Creek." Brushy Creek can mean many things. Brushy creek is a body of water, a road, a Municipal Utility District, and two different neighborhoods. For the sake of this blog we are going to focus on the difference between the two neighborhoods: Brushy Creek North and Brushy Creek South.
Brushy Creek North and Brushy Creek South are both located in Round Rock and both can be reached from Great Oaks Drive but the similarities end there.
Brushy Creek South is usually just referred to as “Brushy Creek.” Brushy Creek (South) feeds to Brushy Creek Elementary, Cedar Valley Middle School, and McNeil High School. The homes in Brushy Creek (South) start at $100,000 and 1000 square feet and were built in the late 70’s to early 80’s. From a location standpoint Brushy Creek is outstanding. Most of the homes are within walking distance to Brushy Creek Elementary (a Blue Ribbon Elementary) and you are within 5 minutes of I-35 and Parmer Lane. You can easily get to I-35 or to the 45, our new toll road. The HEB Plus grocery store on the corner or O’Connor and 620 is within the neighborhood and one of the best stores in town. Brushy Creek (South) is the original Brushy Creek neighborhood and offers affordable living with great schools including an awesome location.
Brushy Creek North feeds to Cactus Ranch Elementary, Walsh Middle School, and Round Rock High School. Brushy Creek North homes usually start at $275,000 and are generally over 1700 square feet. The lots have become the biggest draw of this neighborhood because most of them are ½ acre in size. With the large home site you also get a custom home and often an in-ground pool. It is so difficult to find a large home site like these anymore without purchasing several acres and moving “out of town,” that Brushy Creek North has become a great middle ground. Families that don’t mind an older home (most were built in the 1980’s) in order to have room to play and go to an exemplary rated elementary school find this to be their perfect fit. Brushy Creek North homes don’t come up for sale very often because the residents there have found a good thing and don’t want to leave!
