Begun as a very large dream with a master plan in 1988, the development called Circle C Ranch is now in its 20th year. Unlike most developments which have construction activity for a few years until they are “built out,” Circle C is still a work in progress. Circle C has a number of completed neighborhoods: Park West Garden Homes, Circle C North, Vintage Place, Park Place, Wildflower Park, and the Hielscher area of Circle C West, to name a few. However, several new neighborhoods, all built by quality builders, are still in progress: Meridian, Alta Mira, Fairway Estates and The Enclave (both gated communities). Fairway Estates and Muirfield (also gated) feature some homes on various holes of the front nine of the Grey Rock golf course.
The development was laid out with the aim of preserving many of the property’s natural Texas Hill Country traits. Thus it has over 450 acres of parks and green areas—with lots of trees and hike ’n bike trails. Circle C includes two elementary schools. A middle school is currently being built at the NW edge of the property.
Other amenities include an 18-hole golf course (Grey Rock GC), a tennis center, a community center with an Olympic-sized swimming pool and play area, and a child development center. The Lady Bird Johnson Wildflower Center, the Veloway (a 3.1-mile track for bicycling and rollerblading), and Metropolitan Park, with its soccer fields, picnic area, basketball court, Frisbee golf course, and children’s playscape, are part of Circle C’s features. If you love the outdoors, you may well fall in love with Circle C Ranch!
More progress lies ahead for this fairly mature 20-year-old neighborhood. The master plan includes more residential and commercial development, a second 18-hole golf course, and a hotel and conference center.
Not everyone will be able to live in Circle C and enjoy the things it has to offer. The average price of a home sold there in 2007 was $320,000. The 328 properties sold in 2007, including some new homes, ranged in price from $210,000 to $600,000. Homes listed for sale in Circle C in May 2008 ranged in price from $237,500 to $649,500. If your budget fits in this range, you can find a place to call home in Circle C. The homes range in size from about 1500 square feet to over 4500 square feet.
Circle C Ranch is conveniently located just off the southern end of the Mopac Expressway (Loop 1) at W. Slaughter Lane. The neighborhood offers good access to downtown Austin, shopping, Zilker Park and other Austin attractions.
