Legend Oaks -- Quiet SW Austin Neighborhood
Being close to jobs, shopping, and downtown Austin is important to lots of homeowners. But how do you do that if you can't afford a home in Tarrytown or other expensive areas? There are a number of options available to you in SW Austin, including the neighborhood called Legend Oaks. If you are looking for a nice home in a quiet, well-treed neighborhood in a great location, take a close look at Legend Oaks. It is located on the north side of the Villages of Western Oaks, just south of the western portion of William Cannon. Two major streets (Escarpment Blvd. and Convict Hill Road) provide easy travel through the community and good access to major traffic avenues like Mopac and US 290/71.
Legend Oaks was begun in 1987, and development continued through 2001. The original Legend Oaks has 353 of the roughly 1,000 homes in the neighborhood. This section has its own recreation center for homeowners and their guests, located at 6314 Oliver Loving Trail. Features include clubhouse, swimming pool, tennis court and playscape.
The Legend Oaks development also includes Legend Oaks II and the Woods of Legend Oaks. The latter has a nice playscape, picnic area and small soccer practice field. Legend Oaks II has its own HOA amenity center (at Escarpment and Convict Hill) with clubhouse, swimming pool, playscape, and courts for basketball and volleyball.
Nearby shopping and eating establishments include those at the new Arbor Trails center at William Cannon and Mopac. This center is anchored by Costco, and has a furniture store, restaurants, banks, and other small businesses. There are also WalMart (being upgraded into a Super WalMart), Sam's Club and Target stores at the junction of Mopac and US 290/71. The new Escarpment Village, anchored by an HEB grocery store, is located a short distance south of Legend Oaks at Escarpment and W. Slaughter Lane. There are also three fitness centers located near Legend Oaks.
There are a number of other outdoor activities available to Legend Oaks residents. These include Legend Oaks Park, a 36-acre preserve on the west side of Escarpment, Dick Nichols Park (pool, basketball, picnic pavilion and more), Metro Park in Circle C Ranch (soccer, playscape, disc golf, picnic, etc.), and the Villages of Western Oaks Karst Perserve (an 18-acre preserve featuring four caves and a sink hole), the Lady Bird Johnson Wildflower Center, the Veloway (rollerblading and bicycling), and the Grey Rock Golf Club.
The value of homes in Legend Oaks, like most homes in the Austin real estate market, has appreciated in recent years. The average selling price increased from about $205K in 2004 to $264K for the 66 homes sold in 2007. In mid-July 2008, there were 15 homes for sale in Legend Oaks. List prices for these homes ranged from $240K to $320K. Homes sizes in Legend Oaks range from roughly 1350 SF to over over 3500 SF.
Children living in Legend Oaks attend Mills and Patton elementaries, Clint Small Middle School, and Bowie and Austin high schools. A new middle school, Southwest Middle School, is being built in the area. You can check the Austin Independent School District website to find out where your children will attend school should you purchase a Legend Oaks home.
