I am Steve Hysinger an Associate Broker with Sky Realty. I live in Wimberley Texas where I have practiced real estate since 1995. Wimberley is my home and I, like most who live here, know that I am blessed to be in the Texas hill country. Wimberley is a great place to live where a handshake still counts, folks pack the football stadium on Friday nights and one can express their religious, social or political opinions without getting run out of town. In my fourteen year real estate career in Wimberley, I have represented buyers and sellers in every aspect of rel estate from prestigous ranch estates to small homes, Blanco River properties to small lots and can honestly say that I have treated every transaction to the best of my abilities and with the same enthusiasm regardless of property size. I represent clients in the Wimberley area including Driftwood, Blanco and Dripping Springs. My belief is that it has to be right for the buyer and seller first, then the Realtor, or it is not right for anyone. Happy clients make good friends.

I have been married to my high school sweetheart, Becky, for 32 years and have two wonderful children who live nearby, and still love Wimberley. Prior to my real estate career, I owned a commodity futures brokerage firm for 17 years where I learned the principal of honesty and integrity when dealing with other peoples money. I am a University of Texas alumni and Longhorn football fanatic. i went to high school in Hereford Texas and was raised in the military and lived all over the world. Wimberley and the dog days of summer

We ll we just hit 100+ for the eight consecutive day here in Wimberley during the dog days of summer. So how do you cool off here in the summer. Well you can put in a pool. If you can afford it you can live on the Blanco River or Cypress Creek. There is another great alternative for buyers looking to move to Wimberley. They are called Blanco River Parks and several Wimberley subdivisions have them. If you are a member of the property owners association you have access to the neighborhood river park for swimming, canoing, fishing or just getting friends together for a BBQ. I am a "junker" and you will find all kinds of "stuff" from old LP's to ventage toys. There is also an abundance of arts and crafts with lots of local artists displaying their wares. There seems to be enough of everything so nobody goes home with an empty basket. The Wimberley Lions Club provides a lot of Good BBQ so you won't go away hungry. IF BBQ is not your thing then please visit a Wimberley restaurant or beer pub while you are in town. Don't drink and drive and no city jive. Come and enjoy. The high season for Wimberley home sales is upon us. Lets take a look at what has transpired in March through May of 2009 and see if it is an indicator of what is to come this summer So what is really happening in the Wimberley housing market ? On first glance it appears that we are in a typical recession type housing market with falling prices and volume. As for volume the truth is hard to refute. Volume is falling and continues lower again for the first half (March through May) of the oncoming summer high season in Wimberley. Springtime is wonderful in Wimberley Texas. It is not just the beauty of the hills and the rivers and the wildflowers, it is something more. It is a time of renewal and a time to enjoy the annual events that are held in Wimberley and make it such a unique place in the Texas hill country. This last weekend I attended Butterfly Days, one of many annual springtime events held in Wimberley. Wimberley Home Prices Steady to higher, Volume Down in 1st Qtr 09

Wimberley home values held firm to higher during the first quarter of 2009 when compared to the same period a year ago but number of homes sold continued to decline for the third straight quarter. The median home sale for the Wimberley Valley area was right at $200,000 which matches the same figure for a year ago. There were a larger number of high end homes sold the first quarter of 09 which brought the average home sale to $272,000 as compared to $221,000 a year ago. The total number of homes sold for January, February and March, according to statistics gathered from the Austin Board of Realtors MLS, is showing only 31 residntial sales as compard to 51 for the same period in 2008. Mountain Crest subdivision is a small, gated subdivision located two miles north of Wimberley on RR 12. The neighborhood is very pretty with rolling hills, wide streets and large one acre lots. When I first moved to Wimberley in 1995 my wife an i drove through , what at the time was a brand new subdivision (Mountain Crest), only to find there was not a single home yet to be built, Now the neighborhood is filled with homes dating from the the mid 1990's to brand new and lots are hard to find. Most home site are blessed with beautiful Live Oaks and there are some great distant view sights off Crestview Drive and View Drive.  Mountain Crest is almost full with very few lots left. With view property commanding more money than ever in Wimberley, I strongly reommend that sellers spend $200, $300 even a $1,000 to open up a view by cutting Cedar out of the view parameter.  With mid level views commanding $20,000 - $30,000 per acre in the Wimberley Valley, it makes sound economic sense to invest  a little, for a greater and faster return on the sellers money.
