Are Home Sales Picking Up In Teravista, Round Rock?

Looking over the sale data for the Teravista subdivision in Round Rock, I am noticing a nice change from last month’s data.

Currently, the market data shows that five homes sold in Teravista from December 24th, 2009 to January 23rd 2010 – not too bad considering this timeframe was during the holidays.

Also, the MLS data for Teravista shows that there are currently 18 homes that are under contract. Keep in mind that ‘under contract’ does not mean or guarantee ‘sold’ but I’d say this is a good outlook for sellers in Teravista. This could mean the data will show three or four times more sold homes next month!

Another point of interest, homes that are currently under contract in Teravista range from being on the market only two days to a much longer 286 days.…

Colorado Crossing is a subdivision in south east Austin and is still an affordable option to buyers looking to be about 10 minutes from downtown Austin.

Pflugerville Home Sales

Pflugerville home sales have seen a slight decrease when it come to year-to-date statistics, however, the October market reports show quite an increase.

This may be because of the first-time homebuyer tax credit that was originally set to expire at the end of November. Before the tax credit was extended, first-time homebuyers needed to be under contract in October and many made sure to close in October to ensure they didn’t miss out on the credit. 

Comparing October 2008 to October 2009, closed home sales were up 40.8% and the average number of days that a home was on the market had dropped by 20.3%. These are great numbers for Pflugerville.
