I just completed the three day EcoBroker class in Austin  that was hosted  by Austin Title.  The course was developed by Colorado based EcoBroker International and has been presented all over the world.  Having lived  a sustainable eco-friendly lifesytle  happily and successfully  for many years I have a pretty good understanding of much of the EcoBroker topics, but this course was a great refresher for me.and I learned a lot about local providers of "green" services.

Each day had a different topic.   Day One was Environmental Advantage which covered Radon, Lead, Water Quality, Mold, Asbestos, Indoor Air Quality, Historic Contamination, and Green Buildings and Health.

Belterra: A Beautiful SW Austin Neighborhood

The sign at the entry to Belterra at US 290W and Belterra Drive.Belterra is a beautiful master-planned subdivision laid out on 1,600 acres of rolling hills. Located SW of Austin on US 290 W, Belterra is a popular choice for many families who choose to be near to Austin, yet far enough away to live in a quiet, picturesque neighborhood. The entrance to Belterra is quite attractive with its wide road and lovely landscaping. Green is the watchword for Belterra: lots of trees and green areas. Belterra has hundreds of acres of preserved greenbelts.

Located just 2 miles West of the Y at Oak Hill, Covered Bridge is an oasis for its home owners. A fantastic pool and recreation area, nature and hiking trails located within the subdivision. Great shopping! The Galleria only about 5 miles away, and for that person with a green thumb the Natural Garden is just around the corner. Lots of good resturants and "BBQ" almost in walking distant. At the corner of Bagdad and Crystal Falls Parkway in Leander, you will see the beautiful entrance to the Boulders at Crystal Falls.  This small subdivision is on both sides of Crystal Falls Parkway with Lennar Homes on the left and Gehan Homes on the right.  These builders are both excellent builders and their homes have a "high end design" with tall ceilings and lots of windows and light.

Slaughter Lane.Though the real estate market in Circle C Ranch in beautiful SW Austin has slowed, families still find it a very desirable community in which they can raise their children and make their memories. This 20-year-old neighborhood is a large and varied one, with home choices to meet many dreams and budgets. There is still some development in the area at this time, including the new home community called Meridian at Circle C. Many consider Meridian to be part of Circle C Ranch because of it proxomity to Circle C, but it is actually a separate development with its own amenity center and HOA. Clients Close on Home in S Austin's Bauerle Ranch!

The entry to Bauerle Ranch subdivision from Lindshire. Last week I had the privilege of helping two of my clients close on the purchase of their new home in S/SW Austin's Bauerle Ranch subdivision. The home they chose happens to be a brand-new, 2-story home -- one of the close-out models being offered by the builder, D.R. Horton. My clients were truly excited to be able to get out of their apartment and into their own place! I haven't checked with them today, but it was supposed to be moving day. They are likely still trying to get settled tonight. They were also thankful to be able to get a great interest rate on their FHA loan and to have most of their closing costs covered.

River Crossing in Bastrop TX

River  River Crossing is located approx eleven miles east of the Austin Bergstrom International Airport off of Highway 71.  You can take a left at Old Highway 71 which is just past Berdoll's Pecan Farm.   The subdivision is a small portion of the land that Colonel Caldwell settled on back in 1883 that has been subdivided into 2-9 acre tracts of land. 

    

There are some light covenants and restrictions and there is an active Homeowners Association.  There is a voluntary group that gets together and coordinates social events for the community (like picnics, wine and cheese tasings and Christmas parties).

Sendera Austin Market Update -- Mid-September 2008

Before the 410 point climb today (9/18/08), the Dow Jones had dropped dramatically the previous 3 days. This was enough to put fear into the hearts of many Americans. Maybe instability is the best word to describe what Austin and the nation have been experiencing lately.

While I would not even begin to predict what will happen tomorrow or next month, here is what has been happening in 2008 in the Sendera Austin subdivision where I live (based on MLS data on 9/15/08):

  • Sales have slowed 25-30% from last year. There have been 41 sales in 2008, vs. 81 total in 2007. Sales in Sendera are averaging 4.8 homes/month vs. 6.8/month in 2007.
