Wood Glen subdivision in Round Rock, TX features a great location and tremendous panache. To get to Wood Glen you take I-35 North, turn on 3406, and go West. Be sure to grab some BBQ at Rudy’s on your way because it rocks! Wood Glen is about a mile down 3406 on Plantation Drive. When you enter the neighborhood you immediately see the stone guard post and that sets the stage for everything that comes after.

Tahitian Village is nestled above the Colorado River in the pines of Bastrop County. This morning I met my friend at the pool in Whispering Hollow.  What a treat, the pool was a refreshing oasis from the 101 degree summer heat.  My friend moved into the neighborhood this last spring with her family and I helped them find their home.  Her children have really enjoyed the neighborhood pool besides learning how to swim they are meeting some great new friends in Whispering Hollow this summer.  I imagine by the end of the summer my friends three kids will be swimming like fish, who knows this just may be the beginning of a life long interest, perhaps one day I will see one of the three swimming for the USA in the summer Olympics!  Are you looking for a home in a subdivision that has a pool?  Give me a call I can help you  512 507-3291

Avoiding Common Closing Delays

Prior planning prevents inconvenience and delays in closing.  Awareness of the following items will help to insure a smooth closing: Loan payoffs:  Provide the title company with your current loan information so that they may order your payoff in time for closing.  They need the lender’s name, address and/or telephone number, and your loan account number when you made your last payment.  Your lender will mail your original promissory note marked “paid”. Tax Information:  Most title companies prefer to collect delinquent property taxes at closing.  If you do pay them prior to closing you must be able to furnish an original tax receipt to them prior to closing, otherwise these monies will be withheld from your sales proceeds until payment of the taxes can be…

Did you know that the title insurance company may still accept that old survey for survey coverage purposes even if the original subdivision has been replatted and the legal description has changed since the survey was done ? It's true. As long as the boundary lines of your lot were not altered or moved and the lot occupies the same space on the ground.

Sendera Austin Market Update – Jan-June 2008

One of the four entrances to Sendera from W. Slaughter LaneThe stats for Austin's Sendera neighborhod that I review below do not include a client purchase in Sendera that will be closing on 7/31/08. I am particularly happy with this closing, because the buyer was a high school friend of mine (class of ’64) in Dayton, Texas! It has been great to renew a long-neglected relationship with James and his wife Sylvia. After their move, we will be neighbors in Sendera!

Through the first 6 months of 2008, 31 homes have sold in Sendera at an average price of $228,232. Interestingly, mostly 2-story homes have sold in Sendera Place (south of W. Slaughter) and mostly 1-story homes have sold in the sections of Sendera north of W. Slaughter. The 40 homes sold in the first half of 2007 averaged $228,985.
