Central Texas is a combination of wide open spaces and hill country beauty. There are also small and not so small communities around nearly every curve. Buda is one of these communities situated just off I-35 in Hays County. It is approximately 17 miles from Austin, 15 miles from San Marcos, 25 miles from New Braunfels and 60 miles from San Antonio. This puts it in a great location to travel to either Austin or San Antonio.
This community commonly called "Budaful Buda" is exactly what the name implies. Buda is a small, friendly and relaxing community just south of Austin with a rich and colorful history. As with most small towns Buda has its own brand of fun and festivals. In April there is the Lions Club Country Fair and Cook-off which host the ever…

In Texas, wildflowers are an obsession and the display is legendary. There are about 5,000 species of wildflowers in Texas. There are seasonal and year-round wildflowers. But for the really big display that you see in all the great Texas Wildflower photos, you will want to visit Central Texas in the Spring. This is when the highways and fields are full of beautiful and colorful wildflowers, dominated by the Texas bluebonnets.
Bluebonnets are the most popular Texas wildflowers in Central Texas. People come from hundreds of miles to view the Bluebonnets and take pictures with them. I'm sure you've seen pictures of people surrounded in Bluebonnets. During wildflower season it's normal to see cars parked along Texas highways taking pictures with the…

There are a hundred and one wonderful things to say about Austin, TX. There are lakes and rivers, Zilker Park, the hill country, bluebonnets, 6th Street, the University of Texas (hook 'em horns), the music scene and the movie makers are all a great part of Austin. Another of these great things is that Austin is surrounded by numerous smaller communities and towns that are tied to Austin by history and co-dependency. They make up a rich and vital part of Austin's growth and uniqueness. Heading east on highway 71, about 30 miles from Austin, is Bastrop, TX. Bastrop is a lovely town situated on the Colorado River. Early in Texas history it was almost the capital of Texas but was beat out by what was then known as Waterloo and later known as Austin due to land…
Taxes and The Appraisal District
Monday, May 12th, 2008 at 9:43am. 192 Views, 0 Comments.
Why do so many people blame the county appraisal districts in Texas for increasing market values and raising property taxes in the state? The current property tax system in Texas grew out of major legislative reforms passed by the Texas Legislature in 1979. That year, the passage of Senate Bill 621 enacted sweeping changes to a 140 year old property tax system that up until then had not had major revisions. The new laws established one central appraisal district in each county; required appraisal of property at full market value and created a single appraisal review board in each county, replacing individual taxing unit boards of equalization. The Texas Legislature also provided a definition of market value and required that the appraisal districts must…
Solar and More Efficient Home Design

Solar seems to be one of the key hot topics for home design these days, and if we ignore solar energy during the build design of a home it is possible to have a building which will benefit from solar energy and it just also possible the home or building will not benefit and in fact take abuse from solar energy. Passive solar is a key way to design and assist with lowering your utility bills, and this leads to comfort.
Some guidelines that I have found are from research and others from practical applications, others are from trial and error. In fact some findings have been published that were learned from early adaption’s all the way back to people that lived in caves and more currently from studies that are created by computer studies.
During the home…
Text and Real Estate

It is mind boggling how much information is at your fingertips. The internet has enabled us to have answers to questions that you could never imagine. I was once changing the brakes on a car and could not figure out how to compress the caliper so I ran up to my computer and typed in how to change brakes on a Honda Accord. A few minutes later I was looking at my answer. I sometimes wonder how we made it before cell phones and the internet. I’ve recently started to use a new technology that I’ve found for real estate. I’ve seen and used sign rider’s that have a 1-800 number on them and when someone drives by your listing they call the number for information. When they call this number they get a recorded message with details about the listing, and I…
Reasons to Live in Round Rock Texas
Saturday, May 10th, 2008 at 12:55pm. 187 Views, 0 Comments.
A lot of people have never heard of Round Rock, TX. But that is "fixin" to change. What once was a small town near Austin with 17,000 people has become a thriving city with over 92,000 residents and growing. Round Rock is full of history....some of the lore of Round Rock revolves around the Chisholm Trail, a famous route that transported cattle and people between the Midwest. A gentleman by the name of Jesse Chisholm began laying this trail in 1865. It started on the Canadian River near Yukon, Oklahoma, proceeded north to Wichita, Kansas. The main reason for the trail was to carry supplies and goods north and to trade with the Indians. It also became the trail to take cattle to and from destination points. There are also several great stories about…
Del Valle

When you talk about Del Valle, TX. most people think of southeast Austin where the Airport (ABIA) is. Residents in the area consider it an area that includes most of Southeast Travis County including, Garfield, Mustang Ridge, Creedmoor, Pilot Knob, east to William Cannon and parts of Montopolis. DVISD crosses the river to Hornsby Bend, and east to Garfield, and the Bastrop County line on highway 71 and FM 812. Del Valle is a large rural area (where generations of families have lived and continue to live) that encompasses more than just where the Airport is on Hwy. 71.
This area of Southeast Travis County is flatland with some small hills, which was mainly used for farming and cattle grazing. Many small older communities dot the area and are now blending…

Do you want to live on Lake Travis in Austin, TX? There are many homes available on Lake Travis but I am only going to talk about the homes in and around Jonestown and Lago Vista. This area is what we call Lake North or North Shore. In these small, quaint towns that skirt Austin and the lake, there are 14 luxury properties over $1 million dollars. I found this very intriguing and decided to see how the rich and famous live and why their homes cost over $1,000,000.
What makes a home in this price point? Well, they are all over 3,000 sq. ft. They all are waterfront properties, they all have Lake Travis and hill country views, most sit on acreage ranging from .50 to over 25 acres. The architecture is very Mediterranean, Tuscany, Italian villas, limestone,…
