Round Rock Donuts - An old favorite of mine

On a recent weekend I paid a visit to Round Rock and reconnected to a great childhood memory. Round Rock Donuts has been a favorite place for generations of donut lovers. I remember getting these sweet treats when I was young. One donut, with fudgy chocolate frosting was what I always wanted, but my brothers tried to get as many glazed donuts as our Mom would allow.On this early Sunday morning I grabbed a couple of my chocolate glazed favorites and headed over to Old Town, off of Chisholm Trail St. I stopped at a great little park, with benches and beautiful bronze longhorn statues near Brushy Creek, where the round rock the town is named for is located. Where did all the new homes go in Buda and Kyle?

In the past, you could have your pick of spec homes already ready to go in Buda and in Kyle. There were so many to choose from and the builders are great. Some of the homes even come ready to move in. I mean complete with blinds, washer and dryer, refrigerator, the yards in, etc.

With the USDA loans that are available, and the $8500 tax credit for first time home buyers becoming more well known, there is no surplus of homes ready to go. A few, but no surplus like before.  It really doesn't take that long to build from the ground up anymore. Building times can vary from 90 to 120 to 160 days, depending on the particular builder. The tax rate is low in Hays County.  Interstate 35 goes through Buda and Kyle and it's an easy commute to San Antonio, San Marcos…

I went to a fundraiser for the Austin Child Guidance Center at LaZonaRosa last night that started about 7pm. There was no trouble finding a well lit $5 parking lot right behind La Zona Rosa (which is right behind 360 Condomiums) and that was amazing to me. The downtown district was alive last night.

I cannot get over the difference in the skyline NOW, compared to the skyline just a few years ago....which is so different that what it was like when I grew up here.

Downtown used to be a place for a few retail offices, and congressional and law offices.  There are still offices downtown, and retail stores, but it's so different. In the past, downtown was pretty much closed down, except for 6th street, after 5pm. No more.  The workers leave and and the play…

4th of July in Austin

There are many fun things to do in Austin and the surrounding areas over the July 4th weekend. Lots of subdivisions (like Circle C Ranch and Shady Hollow) have their own little kiddie parades starring neighborhood children with their  with their decked out patriotic decorations on their bikes. Most of the subdivision pools and city pools are open throughout the city for sun and fun. Several of the homeowner pool areas have barbeque pits for the enjoyment of the homeowners and friends and family.

Fireworks over Town Lake (or Lady Bird Lake) for everyone's enjoyment Saturday night. People will come and bring their lawn chairs and cold drinks and sit on the banks of the Lake and settle in for the fun.

The Salado Silver Spur Theatre announced on Twitter that their shows on July 3rd and 4th will benefit the American Cancer Society.  President Bush's daughter's bridal dinner was held at the historic Salado Silver Spur Theatre.  The theatre is located at 108 Royal Street in Salado, Texas they are only one block from the Stagecoach Inn which was built in 1860 and founded in 1861.  The award winning Stagecoach Inn dining room is cozy & rustic.  Salado is a great place to shop for art, collectibles, antiques, pottery, crafts, gourmet food and wines or handcrafted furniture.  Take the short drive up I 35 to from Austin to Salado, Texas.

Bastrop is getting a new Bark Park this 4th of July!

Let doggie freedom ring! In just a few days dogs will enjoy the freedom of socializing in their very own park in Bastrop!  Dog owners are encouraged to bring their beloved dogs to see the new  Bark Park this 4th of July for the Grand Opening at 1pm. The park is located just off Grady Tuck Lane.  You could make a day of it and join up at the Bastrop Courthouse at 9 am for the Pet and Pal Parade Festivities.  Of course all dogs should be current on all their vacinations if they are planning on attending.  Petco, Bastrop Animal Shelter, and Bastrop Animal Control will have booths set up at the Grand Opening.   Special thanks to the City of Bastrop for making this happen!

New Home Starts are UP!

Per the Austin Business Journal today, new home starts in the Austin, Texas area increased 52% in the 2nd quarter of 2009, compared to the 1st quarter. A total of 1,861 new homes were started.

While this level of building is still well below the levels of 2007 when the Austin real estate market was at its peak, any good news in the Austin home market is great news!

As I have driven through a number of new home communities in the area over the past several weeks, I have noticed that there still is little spec home building. Most of the homes that are being built are homes already under contract (started after a buyer signs on the dotted line). Some companies like D.R. Scott Felder is Back

I was very pleased to learn today that Scott Felder is back and will be building homes in the Austin area again! I enjoyed selling his homes before he sold his company to Ryland. TOUSA, Inc., a company that operated Newmark Homes and Scott Felder Homes LLC have entered into an agreement to purchase a majority of the Austin assets of national homebuilder Tousa, Inc. Felder and former TOUSA senior vice president Steve Krasoff will lead Scott Felder Homes.

They plan to start over 50 homes in the next 90 days. For Realtors, we will continue to work with previous Newmark employees that we have enjoyed working with over time. I expect to see new life breathed into our housing market here in the Austin area.
